Auckland humidity pushes soil into carpet pile and then holds it there. A vacuum removes the top. Hot-water extraction (steam cleaning) is what pulls out the rest, plus a lot of the allergen load pets and kids leave behind. How often you should do it depends on traffic, fibre and whether a property manager is about to walk in with a camera.
A working schedule
- Family living rooms and halls: every 12–18 months.
- Homes with dogs, cats or toddlers: every 6–12 months, plus spot treatment when something happens.
- Spare rooms and low-traffic bedrooms: every 18–24 months, or when you can see the traffic lane.
- Rentals at move-out: whenever the tenancy agreement or manager requires a professional clean — usually every tenancy, not every five years.
- Home offices and show homes: annually, or before listing.
What changes the clock
Wool and good synthetics tolerate a proper extraction. Delicate viscose and some natural fibres do not — we test a hidden corner first. Flooding, a flea cycle, or a year of shoes-on living all pull the date forward. A soil-guard after a clean can slow the next one, but it is not a substitute for extraction.
Offices should treat boardrooms and reception as residential living rooms, and open-plan lanes as halls. Quarterly for heavy commercial traffic is not vanity; it is how the floor lasts.
Book carpet cleaning in Auckland with the drying window in mind. We will tell you if the weather or the fibre makes same-day walking a bad idea.
